How do I convert a property price into my own currency?
Open the converter, enter the Thai Baht property price and select the currency you wish to compare it with.
For example, you can convert Thai Baht into British Pounds, Euros, US Dollars, Australian Dollars or another supported currency. You can also reverse the calculation to estimate how much foreign currency may be required to produce a particular Thai Baht amount.
Is the XE exchange rate the rate I will actually receive?
Not necessarily. XE’s free currency converter displays a mid-market reference rate. This is the midpoint between the general buying and selling prices for a currency and is commonly used to compare currency values.
A bank or transfer provider will normally offer its own customer rate, which may include an exchange-rate margin, transfer charge or intermediary-bank fee.
Always obtain a final quotation from the provider you intend to use before authorising a property-related transfer.
Why does my bank show a different exchange rate?
Banks and transfer providers set their own customer exchange rates. The final rate may be affected by:
- The currency being exchanged
- The amount being transferred
- The provider’s exchange-rate margin
- Transfer and receiving-bank fees
- Intermediary or correspondent-bank charges
- Market movements between requesting and confirming the transfer
Compare the final Thai Baht amount that will arrive rather than comparing only the advertised exchange rate.
Can the exchange rate change before I complete my property purchase?
Yes. Currency markets move continuously, and the Thai Baht cost of a property can rise or fall when viewed in another currency.
This can be particularly important when there is a long period between reserving a property and paying the final purchase balance.
Buyers should maintain a reasonable financial margin and avoid assuming that the exchange rate available when an offer is made will remain unchanged until completion.
Should I transfer exactly the amount shown by the calculator?
No. The calculator provides an estimate and does not automatically include bank charges, provider margins or exchange-rate changes.
Before transferring money, confirm:
- The exact Thai Baht amount required
- The customer exchange rate being offered
- All sending and receiving charges
- Whether fees will be deducted from the amount received
- Whether an additional margin is required to protect against a shortfall
Should I choose a transfer provider based only on the best exchange rate?
No. The exchange rate is important, but it is not the only consideration when transferring money for a Thai property purchase.
The payment route must also provide the banking evidence required for the intended ownership and Land Office transfer. This is especially important when a foreign buyer is purchasing a condominium under foreign freehold ownership.
