🏡 "Prepare Your Home for Stunning Photos!" 📸 Real Estate Photography Tips ✨ First Impressions Matter!

Making a lasting first impression is crucial to selling or renting out your home quickly. Marketing and displaying your home in its best "show ready" condition will generate immediate interest and greatly increase your chances of success.

As a seller in today's marketplace, you play a vital role in achieving your end goal. Proper preparation for photography will help us capture elegant, eye-catching images. Follow these easy steps to get your home photo ready and buyers will be seeing it in no time. There is no time to move furniture, or personal items from room to room while the photographer is on set. The indoor and outdoor areas needed to be ready before our arrival. If your home is not ready for the photo shoot, please re-schedule a photo session by 5:00pm the day before the photo shoot appointment.

 

📷Living Areas

You should clear your home of all clutter, including tissue boxes, remote controls, and personal items.

Any floor mats should be removed, and the floors should be swept. All children's toys, as well as anything else you feel is appropriate, should be hidden.

 

🍽️Kitchen & Dining

Clean the counter tops and place all small appliances in the cabinets. Dishes, cups, and glasses should be cleaned and put away.

Magnets and photographs should be removed from the refrigerator, sponges and cleaning cloths should be hidden, as well as soap dispensers. You should also remove items from the top of your refrigerator and hide any mats on the floor.

In addition, a full table setting laid out on the dining table looks inviting, plus a bottle of wine and glasses sets it off perfectly.

 

🛏️Bedrooms

All beds should be made, and children's toys should be hidden or organized. It is important to sweep and clean all floors.

Conceal tissue boxes, personal items, excessive photos, remote controls, alarm clocks and phone chargers.

It is crucial that these and all other rooms in the home feel comfortable and inviting.

Ensure that all lamps have bulbs and are plugged in.

 

🛁Bathrooms

Hide all toiletries, such as soap dispensers, toothbrushes, and cosmetics from the sink and shower area.

Wipe down sink counter tops and remove floor & shower mats, and the bathroom scales.

Have clean folded towels in the normal areas. If any visible area is dirty or wet, please clean.

 

🌳Outside

Have your garden as presentable as possible, and the pool clean and clear of any pool toys. Roll up any garden water hoses and set up all the outdoor furniture nicely (open umbrellas).

Make sure that the rubbish bins/trash cans are not visible. Move them into the garage or take them to the street and out of shot.

 

🔅Finally

Just before your scheduled shoot time, make sure that all the interior lights are on in the rooms that will be photographed and that all the curtains & blinds are open, and ceiling fans are off. If there are any lightbulbs that don’t work, please replace any that can be reached safely.

Please remove all cars, motorbikes, scooters etc. from the driveway and parking areas and do not park in front of your home.

 

Important Tips

A laundry room, storage room, or garage is a great temporary hiding place for those items that need to be hidden away for the photo shoot. If these rooms don’t have enough space, please try to hide additional items in a wardrobe, or under the beds (it’s only temporary). Remove seasonal decorations if possible.

REMEMBER: Everything that is in the room will be captured in the photo, so remove anything of value that you do not wish to be visible in the photos.

Moving items from room to room is not an option while the photographer is there; everything needs to be moved ahead of time.
